This past Sunday, October 19, it has been very rainy throughout the Canary Islands and has caused numerous water leaks in homes and all kinds of buildings
Normally the most affected homes are single-family homes, or those located directly under the roof of buildings. Industrial warehouses, shopping centers and other buildings with large surfaces are also often affected when there are such intense rains. The usual damages are dampness in ceilings and walls, and in some more serious cases flooding or dampness that affect furniture and merchandise.
In the case of leaks, should my insurance cover it?
In the insurance that has been contracted habitually up to now, the answer would be no., unless an optional FILTRATION guarantee has been contracted and the corresponding additional premium has been paid. There are insurers that are including the guarantee as basic in the Home insurance and Community insurance, to make the products more attractive, but this improvement is usually not transferred to the insurance already contracted. It is important to check your insurance to confirm this.
In the Canary Islands there are incidents with the types of existing roofs and the maintenance that is carried out on them. The continuous action of the sun deteriorates many of the waterproofing materials, and the lack of regular rains does not allow certain waste and materials to be drained, which in some cases cause blockages and damage to roofs and evacuation elements. The arrival of heavy punctual rains, together with these factors, is a source of habitual leaks and floods.
We must bear in mind that although the insurer covers LEAKS, we are talking about the damage caused as a result of that leak in walls, furniture, etc. The expenses for the repair of the origin of the filtration will never be paid (asphaltic cloth, etc.), only the humidity caused by walls, furniture, etc. In addition, it will always be required previous repair of the origin, to cover said humidity.
Lastly, indicate that the Filtrations, leaks and humidity are not covered by the Insurance Compensation Consortium.
